St John School and Church Renovation Detail

Roof

The present roof is a flat roof with large rock ballast. We have had numerous leaks that are repaired by a parishioner on an as needed basis.  We propose to remove the rock ballast and tear off the old roof, install Tapered Insulation to get some pitch and install a glued down rubber roof. This type of roof should last 20 years.

Plumbing

Our septic tank is on its last legs. We have been told that one more backup and we may be out of business.  We propose eliminating the septic tank and hooking onto the city sewer system. We would up grade the fresh water system. The septic tank will have to be dug up and the bottom knocked out of it so it won't hold water. It will then have to be filled with rock before it can be covered.  Upgrading the sewer and water will require boring under the highway because either the sewer or the water is across the highway. This could be expensive because of the amount of rock they would have to go through.  This information came from Merlo Plumbing.

Sprinklers

Install Sprinklers throughout the building. This may or may not be required depending on how the building is going to be used. If there will be a lot of small children in the building I am told it will probably have to be sprinkled.  If sprinklers are required we will have to abandon o4 well and hook onto the city water system because the well pump will not supply enough volume of water for the sprinkler system. Another option would be to put a holding tank up on the hill behind the building. It would probably have to be about 250,000 gallon tank and it would have to be heated to keep it from freezing.  Weather we need sprinklers or not would probably have to be determined by Jefferson County and the Dioceses.  This information was obtained from Merit Fire Protection.

Electrical

We will have to bring the electrical system up to code. Depending on how we will use the building will dictate what we might have to do. We will probably need to look at the Service Entrance and the distribution panel. It is my understanding that the system has been added to several times. There are no GFCIs (Ground Fault Circuit Interrupters) in the building.  We would also want to consider new Energy Efficient Lighting Throughout the building.

HVAC

We should consider air conditioning the entire building. We should consider eliminating the boilers and installing Rood Top Units. If we do this there is a number of ways we could zone the building to control the temperature in each room. Hopefully this would eliminate the varying temperatures in the rooms.  If we keep the boilers and radiators we could install proportioning valves on the radiators. Each room would have a thermostat to control the heat. This would not address the A/C. I understand we have some issues on the boilers at present and I think Retta is handling that.

Parking Lot

Because of the removal of the septic tank and hooking onto City Water, City Sewers, City Gas and the deteriorating condition of the parking lot, it will need to be redone.  Someone suggested reshaping the lot to eliminate the weed covered hill in the front. This cost doesn't include the cost of reshaping due to the amount of rock that would have to be removed.

Hazardous Material Removal

 

We should have all Asbestos, PCB’s, Mercury and Lead Paint identified and removed from the building.

Asbestos – can be found in many places such as insulation on pipes, the roof, floor tiles, Boilers, etc.

PCB’s - can be found in transformers and fluorescent light ballasts.

Mercury - can be found in older fluorescent lamps.

Lead paint can be found in older buildings.

Natural Gas

We should consider switching to Natural Gas from Propane. It will require hooking onto the public gas system. It also requires changing all orifices on gas appliances. If we change the heating system this would eliminate the need to change most of the orifices. I think the only ones would be in the kitchen and hot water heaters.

Energy efficiency

We should consider changing all the windows and doors to insulated units and add insulation where necessary. We should consider adding and Energy Management System. This will allow you to monitor and control all areas from a computer.

ADA Compliance

We should bring the building up to ADA compliance.

Redecorate the Church
